The Sikeston Planning and Zoning Commission approved a rezoning request and request to subdivide land Tuesday, for a residential district to be called Magazine Trace.

Robin Chambers plans to build housing to a tract of land, containing 5.530 acres, north of Baker Lane. As part of the process, Chambers went before the Planning and Zoning Commission to rezone the 5.530 acres from Single Family Residential (R-1) to Single Family Residential (R-2).

“The biggest thing here is size of the lots and the square footage,” said Bo Ozment, of the Planning and Zoning Commission, adding that R-2 is just a slightly smaller lot requirement than R-1.

Several neighbors to the proposed development were at the Planning and Zoning meeting to see the plat and to ask questions of Chambers.

Chambers said there will be 18 homes and only five of the 18 would fall into the R-2 zoning category. He said the lots would be about a quarter of an acre and added that he hasn’t set a square footage, but they would probably be about 1,800.

The 18 homes will be surrounded by a fence with a gated entrance and will also include a clubhouse and a pool. He added that the exterior of the homes would have a similar look and there would be 25-30 feet between the homes on either side.

“There is nothing that he’s asking us to do today that is going to affect your property or your property boundaries,” Ozment said to the neighbors who attended the meeting. “All it is allowing him to do is develop this one piece of property. And the reason for the R-2 designation is so he can get more lots into that small area. We all know what a weed patch that has been for years and it will be a good thing to have developed.

“I also know from past experience that this is probably going to be one of the more higher end developments, so you’re not going to get anything you don’t want in there. I think you’ll all be happy when it’s all done.”

Planning and Zoning voted unanimously to approve the rezoning request and the request to subdivide the land. The issue will next go before the Sikeston City Council for final approval.
